How old are homes in Las Vegas?

The typical home in the city was built around 1994, and many are older. A 1990s house with its first water heater is far past the 10-year mark at which ENERGY STAR suggests planning a replacement.

An air conditioner from that era may still run on R-22, which hasn’t been made or imported in the US since 2020. It can still be serviced, but a big leak is a good time to price a replacement.

What permits does the City of Las Vegas require?

The City requires a plumbing permit to install or replace a water heater, and a mechanical permit to install or change any part of a heating or cooling system.

Swapping a minor part, or a furnace filter, is exempt. When we replace a water heater inside city limits, we pull the City permit as part of the job.

Where in Las Vegas do you work?

Across the city: Centennial Hills, Skye Canyon and Sunstone in the northwest, The Lakes, the Summerlin villages inside city limits, and the older streets near downtown and the 18b Arts District.

City water comes from the Las Vegas Valley Water District at about 280 parts per million of hardness, and those minerals settle in tank water heaters as sediment.

Questions

Is my address in the City of Las Vegas?

Not always. Many addresses that say Las Vegas are in unincorporated Clark County, such as Spring Valley, Paradise and Enterprise. That decides who issues permits, so tell us your address when you call.

Need it fixed?
